Three terms, often used interchangeably, that actually describe three different methods for three different kinds of surface. Using the wrong one is how a building ends up with etched concrete, stripped paint, or water driven behind its wall panels. Here’s what separates them, and how we decide which one each surface on your property gets.

Short answer
Pressure washing uses cold water at high pressure, the standard for concrete and hard surfaces. Power washing is the same process with heated water, which breaks down grease and oil faster, so it’s used on dumpster pads, drive-thrus, and industrial floors. Soft washing uses low pressure with cleaning solution, for surfaces that high pressure would damage, like metal panels, stucco, and painted siding. On a commercial property with a mix of surfaces, the right job usually uses more than one.
The three methods
The difference between the first two is heat. The difference with the third is pressure. That’s the whole distinction, and everything else follows from it.
Cold water, high pressure
Pressure washing
High-pressure water at ambient temperature, relying on mechanical force to lift dirt and grime. It’s the workhorse for concrete flatwork, sidewalks, brick, and pavers, and it’s the safer default when heat isn’t needed, because there’s no risk of heat damage to the surface.
Hot water, high pressure
Power washing
The same high-pressure process, but the water is heated. The heat is the point: it dissolves grease, oil, salt, and gum the way hot water cuts kitchen grease, so power washing handles the jobs cold water only smears around. It’s the method for dumpster pads, drive-thru lanes, fuel areas, and grease-loaded industrial floors. On heat-sensitive surfaces, though, the same heat becomes a liability.
Low pressure, cleaning solution
Soft washing
Low-pressure application of a cleaning solution that does the work chemistry-first, then a gentle rinse. Pressure stays under about 500 PSI, close to a garden hose. It’s the only safe method for metal and aluminum wall panels, stucco, EIFS, and painted or delicate siding, where high pressure cracks the surface or forces water into the wall. Because the solution kills organic growth at the root rather than blasting off the surface layer, soft-washed results also tend to last longer on shaded walls where algae returns.
Which method each surface needs
This is where it stops being trivia and starts mattering to your building. The safe pressure range changes by material, and the gap between “clean” and “damaged” can be a few hundred PSI. These are the published ranges the trade works within:

How we decide on your property
We don’t run one setting across a whole building. A warehouse might need power washing on the floor, pressure washing on the concrete apron, and a soft wash on the panel walls, all in the same visit. So the site assessment includes walking your surfaces and writing down which method each one gets, before anyone pulls a trigger. That written plan is what keeps a crew from taking a 3,000 PSI wand to a stucco wall because it was faster than switching tips.
Why the wrong method is expensive
The visible failures are stripped paint, etched stucco, blown window seals, and torn wood fiber. The hidden one is worse. High pressure on siding or panels drives water behind the surface into sheathing and framing, where nobody sees it until it’s a mold or rot problem. That’s the whole reason soft washing exists.
A note on the terms
In everyday use, “pressure washing” and “power washing” get swapped freely, and that’s fine, most people mean the same thing.
