The cleaning methods we run, and when each one is right

When commercial carpet cleaning goes wrong, the method is usually the problem before the crew is. A saturated extraction in a 24-hour facility is a bad call no matter how well the crew executes it. We pick against your carpet construction, your soil load, and how many hours the building gives us to dry.

Hot water extraction (steam cleaning)

Heated solution is injected into the pile and pulled back out under vacuum with the suspended soil. This is the deepest clean available, and it’s the method most commercial carpet manufacturers point to for restorative work. It also needs the longest drying window, which is the catch. We schedule it for weekends, holidays, or whatever the building’s longest closed stretch turns out to be. In a school that usually means summer. In a corporate office it usually means a three-day weekend, and we plan the year around the ones that fall right.

Low-moisture encapsulation

A polymer crystallizes around soil particles so they release from the fiber and get vacuumed away on the next pass. Dry times run in hours. That’s why it carries the interim program in most buildings that reopen at 7am.

Bonnet cleaning

An absorbent pad on a rotary machine lifts surface soil off the top of the pile. It’s an appearance tool, and used between extractions it keeps a lobby presentable, but used as a substitute for extraction it grinds soil deeper, so we won’t run it that way.

Spot and stain removal

Coffee, toner, ink, grease, and whatever went down by the break room fridge each need a different chemistry and dwell time. We identify the spot first. Most of the permanent stains we find were removable until somebody hit them with a general-purpose cleaner and set them.

High-traffic lane cleaning

Soil doesn’t distribute evenly. Entry paths, elevator lobbies, corridor centers, and the strip in front of every door take the load while the perimeter stays close to new. Walk any office at month six and you can see the map of it. We treat those zones on a tighter cycle than the open floor.

Odor removal and deodorization

Odor in carpet is almost always a source problem. Something is in the backing or the subfloor, and masking it buys about a day. We find the source, treat it, and extract.

Carpet is a porous surface and disinfection on it has real limits compared to a hard high-touch surface.
