What we clean

The whole window, glass to tracks

Most storefront and office complaints don’t start with the glass. They start with the film on the frames, the grime in the tracks, and the water spots nobody wiped down. We clean the whole opening so it reads clean from the parking lot and from the desk inside.

Exterior glass

Storefronts, entrances, and low-rise office buildings and medical facility facades reached safely from the ground. No lifts, no rope work, no lift-certificate surcharge passed to you.

Interior glass

Lobby glass, partitions, conference rooms, and entry doors. Interior work isn’t height-restricted the way exterior is, so we cover it on the floors you need.

Frames, tracks, sills

Kills or inactivates the broader set of pathogens named on the product’s label. It only works on a surface that’s already clean, and only if the product stays wet for its full contact time. Skip either step and you’ve mostly moved things around.

Screens

Where your building has them, we take screens down, wash them, and put them back the way we found them.

Post-construction glass

Stucco splatter, concrete dust, silicone, and sticker residue on new low-rise builds. We get the glass ready for the final walkthrough.

Hard water restoration

Sprinkler spotting and baked-on calcium and limescale on reachable glass. That’s restoration work, priced separately from a routine clean.

Why DFW windows streak

Streaks are a water problem, not a wiping problem

North Texas water is hard. It carries a heavy load of dissolved minerals, mostly calcium and magnesium, and when that water dries on glass the minerals stay behind as spots and streaks. Scrub harder and you just move them around.

Then the weather makes it worse. On a hot, sun-facing storefront the water flashes off before anyone can squeegee it, so the minerals bake on. Add the dust and pollen that coat exterior glass through a dry DFW summer, and windows that got cleaned last week look hazy again fast. Sprinkler overspray is its own headache. It leaves that white ring of scale along the bottom of the glass.

Most crews wash with the same hard tap water that caused the spotting, then wonder why it came back.

Under federal pesticide law, those label directions are enforceable, which makes “we used the right product” and “we used it correctly” two different claims. Most of this market makes the first one. We hold the time, and we note that we held it. That’s what separates disinfecting from spraying.

How we get windows streak-free

We treat the wash water with a softening agent that pulls the hardness out before it ever touches the glass. Soft water rinses clean and dries without leaving the mineral film that streaks. Pair that with the right technique, a proper squeegee finish, and scheduling sun-baked elevations for cooler hours, and the glass dries clear instead of cloudy.

Baked-on stains from months of sprinkler spray are a different job. That mineral scale has to be broken down and lifted, so we quote it as restoration rather than part of a routine wash.

What drives a commercial window cleaning price

We won’t post a flat rate that turns into a surprise on the invoice. Commercial glass varies too much for one-size pricing. These are the things we look at on the walkthrough, so you can see how the number comes together before we send it.

Pane count and glass area. A single storefront and a low-rise office with wraparound glazing are different jobs.

Interior, exterior, or both. They run on separate passes and separate schedules.

Access. Everything we clean is reachable from the ground up to two floors, which keeps access simple and off the price of a lift.

Frequency. A monthly storefront program costs less per visit than a one-time clean, because the glass never gets far from clean.

First clean vs. maintenance. Glass that hasn’t been touched in a year takes more the first time, then settles into a routine rate.
