Why the final clean is hard

Construction dust doesn’t leave when the crews do

A finished building looks done, and it isn’t. Fine drywall and concrete dust settles into every horizontal surface, then lifts the first time the HVAC runs and lands on everything you just wiped.

That’s why a single rushed pass fails, and why the inspector finds a film on the window sills after the site got called clean. Dust migrates. A final clean has to account for the dust that’s still moving, which a one-day wipe-down never does.

So we don’t hand a space back after one pass on a dusty building. We clean top-down, let the system run, and come back to whatever resettled. That’s the pass that survives a walkthrough.

The three phases, and the two we own

Construction cleaning runs in three passes. We handle the last two, where the building has finishes to protect and an inspection to pass.

Phase one

Happens mid-build, after the major debris is hauled and before finishes go in. Usually the GC’s trades, not us.

The detailed clean once finishes are installed is the complete pass after new construction, renovation, or remodeling work. Dust off every surface top to bottom, residue and stickers off glass and fixtures, floors brought up by type, vents and high ledges included. HEPA filter vacuums are part of the equipment for vacuuming fine dust from floors, carpets, and vents. Microfiber cloths are used on delicate glass and similar areas to clean surfaces without scratching. This is the pass that has to survive the inspector.

After the punch list is worked and the construction project is complete, trades often come back through and leave fresh dust and marks before the space is handed over. We return for a final touch, so you can open the doors or turn the space over in pristine condition and get it signed off.

What the final clean covers

Detail work, top to bottom, on a building that has never been cleaned before. Everything below gets its first real pass after renovation or construction services are finished, which is where post construction cleaners come in. Each property presents unique challenges, so the crew must perform a meticulous cleaning to treat surfaces safely and efficiently.

Exterior cleanup can also include driveways, walkways, and other areas when included in scope.

On walls: we spot-clean scuffs, handprints, and adhesive, matched to the paint finish so we don’t burnish flat paint or lift it. Not a full wash, unless the finish allows it.

Floors are where a final clean earns its keep

New tile shows up with grout haze and thinset smears. Polished concrete arrives under a layer of dust and cure residue, and vinyl and hardwood ship beneath a protective film that has to come off clean. Each surface takes its own method. The wrong one leaves a floor the owner notices on day one, so our floor work is matched to the finish, and what gets handed over is the floor the architect specified.

How we work

  • Standard construction debris from the final clean, staged so the proper party can dispose of it through licensed or city-franchised haulers
  • OSHA housekeeping for clean, dry, safe surfaces and clear routes while other trades are still on site
  • Safety data sheets on site for every product we bring into the building, with eco-friendly options such as Certified Green Chemicals available on request to help protect the environment

What we won’t do

  • Disposal of hazardous waste, paints, solvents, and treated materials regulated under federal hazardous-waste rules remains the GC’s stream, and the GC is responsible for that disposal.
  • Structural debris and dumpster haul-off during active construction, before the final clean, though additional cleaning may still be needed before final handoff.
