What sets your Cleaning Price: four drivers

There’s no flat price for commercial cleaning, because a medical office held to a health standard takes more than a warehouse break room. When we walk your building, these are the four things we’re pricing:

1. Facility size and layout

Square footage and how the space is broken up decide crew size and hours on site. Open floors clean faster than a warren of small rooms.

2. Frequency

This moves the number the most. A space cleaned five nights a week costs less per visit than the same space cleaned once a month.

3. Facility type and standard

A dental office, a food-service kitchen, and a distribution center are held to different standards, and the scope follows.

4. Scope of work

Restroom and kitchen counts, floor types, and whether you need deep cleaning, floor care, or windows on top of the recurring scope.

How the math tends to land

A few examples, so the ranges feel real. These are typical buildings, not quotes. Yours gets its own number at the walkthrough.

A 15,000 sq ft office, cleaned 3 nights a week. Recurring service in this range usually lands around $1,200 to $2,500 a month, depending on restroom count and floor mix.

A 25,000 sq ft warehouse, cleaned 3 nights a week. Open industrial square footage prices lower per foot, so this tends to run about $1,500 to $3,500 a month.

A 5,000 sq ft office, one-time deep clean. A full reset, high dusting, floor restoration, carpet extraction, and restroom detail, usually falls between $750 and $2,500 by condition and scope.

Why the cheapest quote usually costs more

A low bid is easy to write when it quietly leaves things out. The vents, the grout, the restroom detail, the floor care that keeps a finish from wearing through. You don’t see what’s missing on night one. You see it in month three, when the building looks tired and you’re paying someone else to redo it. We’d rather quote the real scope and hit it than win on a number we can’t clean to. That’s also why we work month to month: if the work slips, you leave, so it can’t slip.
